With full-on, proper winter just around the corner (how is it nearly Christmas already?!), it's important to ensure that the properties you manage are ready for the cold temperatures and bad weather that the season will inevitably bring between now and March or April.
As a property manager, you will naturally be responsible for many aspects of property protection and reinforcement at this time of year, but a lot of responsibility can also lie with your tenants - there's only so much you can take care of without completely disrupting their lives, and there are some things that have to be constantly monitored, which you won't have time to do, such as consistent room ventilating to avoid damp. Additionally, when certain problems occur, there may be instant action they can take to resolve it, such as turning off a stopcock - if they waited for you to arrive and do it, the problem could become much worse.
As a result, we have produced the Winter Tenant Responsibility Flyer as an addition to the other cold weather-based resources we have released over the past few weeks, including the Autumn Maintenance Checklist and Boiler Maintenance Checklist. You can customise with your logo, print and distribute among your tenant base to ensure they are aware of what their responsibilities are. With nine tasks that they should be able to complete themselves included, this should take some of the pressure off your shoulders and ensure you have more time to take on other jobs.
